Great location. Roomy.
We stayed here a week on our first trip to Hawaii. Kona coast vacations was great at communicating with us. The condo was very large and had everything we needed. The only reason I have it 4 instead of 5 is because it’s dated and much in need of remodeling.

Unit 331 Bo Tree Tower The Shores Waikoloa, VERY DIRTY
Unit 331 Bo Tree Tower The Shores My wife and I stayed in The Shores in Waikoloa at Unit 331 is in the Bo Tree Tower Building. We arrived to a completely filthy unit. The unit was FILTHY, DISGUSTING! Upon arrival, there was a yellow-stained pillow, mud on the “clean” sheets, a wad of hair on the bed, hair in the shower, and stains in the toilet. Shameful. We spent four hours cleaning the room when we arrived. This is not how we wanted to spend the first day of our vacation after a 10 hour flight with layovers. Despite the quite expensive daily rate, every step is taken to prevent access to air conditioning. The thermostat is set at 74 degrees and CANNOT be adjusted. Standard HVAC design was not followed, letting the owner profit more by an inability of renters to run the air. The thermostat is supposed be near the return (where the warm air is sucked in). Instead, in unit 331, the thermostat is BELOW the vent. So, the thermostat has cold air blowing on it; the thermostat then records a false low temperature and turns off the air conditioning quite quickly, within minutes.This is not in alignment with proper HVAC design. While the thermostat is locked at 74 degrees, the temperature in the bedroom stays a very hot 85 degrees. It is impossible to get a good night’s sleep because of the heat and the cheap sheets. It should be illegal to advertise “air conditioning” if there is no access to the thermostat. There is a sign on the sliding glass door that says the air conditioning will not work if the door is open. This is a lie. In fact, opening the door while leaving the screen shut will trigger the air conditioning to work providing some relief to the 85 degree bedroom. While it still is quite hot, at least the air conditioning will turn on if the sliding door is open. Another solution is to take the blow dryer from the bathroom and blow it on the thermostat. This will temporarily turn on the air conditioning. (This is a temporary fix, but works when you wake up sweating at 2 AM and need some relief from the heat.) If the owner cannot provide renters with access to air conditioning, then they should not rent the unit. Renters are paying a high rental fee, without access to air conditioning or maid service. Stay in a tent on the beach, it’ll be cheaper, cleaner and cooler. More Negatives: The water pressure in the shower is horrible. It appears that the owner has chosen a water-saving shower head that does not adequately supply enough water for proper hygiene. Contrary to advertising, this unit is not “upgraded.” The kitchen, as depicted in the images, showcases new additions such as the island and kitchen cabinets. However, the rest of the unit is furnished with dated furniture from the 1990s, giving an overall dated feel to the bedroom, living room and dining room. The dining room table and living room tables are the antiquated wicker/bamboo style, they are sticky, dirty, old, and smelly. Additionally, there is a disturbance caused by wild parrots that squawk persistently in the early hours of the morning. The dimensions of the shower are so expansive that it is difficult to clean. Upon arrival, hair and sand were all over the “clean” shower. Positives: In the complex's gym, you'll find refreshing filtered water. The stars visible from the patio/balcony offer a breathtaking view at night. Upon arrival, if you need to clean the entire unit, worry not, as there are cleaning supplies, a washer and dryer conveniently provided. You can use the washer and dryer to wash the soiled sheets, towels, and other linens left behind by the previous guests.

Worst place ever
Worst place we have ever stayed! Dirty, constant bugs, including huge cockroaches. Advertising as 990 sq. ft but was actually 350 sq.ft. Advertised internet Wi-Fi, there was none. Totally unresponsive to complaints. STAY AWAY—this place is awful!!!

Disappointed
We stayed in Unit 326 Banyon Tower from November 5-27. Unfortunately our stay was very disappointing. The cleanliness of the unit was unacceptable. From dirty floors, dirty tissues and bandaids left on the floors and uncleaned shower and shower doors.The front door is not sealed. Daylight (&critters) can enter from all sides , not very safe! Glass dinning table is not attached to base so be careful! The chairs are on rollers which is somewhat hazardous.Fridge will freeze your food. The fridge is not the same as seen in rental photos. The sink and garbage disposal smell. Oven door handle fell off as did the towel bar in main bath. The outdoor furniture is very dated , tables chipped and not comfortable. We have visited the island numerous times and this by far is the worst condo we have ever rented. Be aware that there are repair’s happening to the outdoor floors. We had construction the entire stay. Although this is an older complex, the grounds are well maintained.

Construction Noise Banyon Tower 228 AVOID!!!
Rented from Paul Banyon Tower 228 through ABandB for 7 nights, October 10-17. Unfortunately the owner of this unit just didn’t bother mentioning that there was construction noise going on. It started at 8am the morning after we arrived , jackhammers, hammering, etc. I contacted the owner, and basically he said “I don’t know” so I asked one of the construction workers what was going on…”we are tearing out all the tile floors and replacing them in the building. It will last a month. OH..and then the construction worker went on to say “he didn’t tell you”. Thats right, he never mentioned this project that all home owners are notified about. Now Paul could have said “I am so sorry”, however he just said we could leave. I made another reservation at a nice hotel. Then I find out this guy is holding over $500 of our money. The place was okay, but not stellar. Spots on the carpet, hair in the sinks, patio furniture needed to be replaced..very bad condition. Not recommended.
